Uncommon Sense: Frozen Pipes II

Manufactured homes are different in the way they insulate the floor with fiberglass and a heavy reinforced plastic support/vapor barrier.  While all this protects the house plumbing it makes no provision for incoming water lines or a pressure tank.  Most will use heat tapes to prevent freezing.  Many of thousands of heat tapes fail each year sometimes catastrophically leaving only charred remains of a home.  Personally, we do not install systems that rely on heat tapes.  We prefer to design systems that automatically drain back for homes with exposed under bellies.  Conversely homes on a full crawlspace should be sealed and insulated properly and a source of safe heat added.  Baseboard electric works well as does opening small vents in the existing heat ducts.  In damp locations the factory insulation should be removed, this will allow drying and prevent freezing. — David Nequette
