Check Your Crawlspace, Prevent Freeze-Ups

Most homes have plumbing in the crawlspace.  These pipes can be frozen by a small air leak in the foundation. I have seen water lines 3 feet from the outer wall freeze due to an air leak the size of a pencil. Most importantly seal all air gaps. Go into the crawlspace on a sunny day (take a flash light) and turn the lights off and check all seams and openings.  If you can see even a small amount of day light or feel a draft; get the caulking gun and spray-foam. If you want to better insulate,  put insulation on the crawlspace wall but don’t insulate the floor.  Insulating the floor will keep much needed heat from the crawlspace.  If you must insulate the floor consider putting supplementary heat in the crawlspace.  Remember for the cost of fixing one frozen line you can buy a heck of a lot of caulking, spray-foam and insulation.  Also just because you’ve never had a freeze-up doesn’t mean you won’t.  A lot of the people who have trouble utter, “We never had trouble in the past.” – David Nequette
